- Receive and evaluate bids
- Prepare Guaranteed Maximum Price
- Conduct pre-award and pre-installation meetings with trade contractors and Architect or Engineer
- Manage site construction trades
- Prepare daily reports
- Conduct regular progress meetings
- Prepare progress meeting minutes
- Update schedule
- Conduct regular safety meetings
- Perform quality review and inspections
- Take progress photographs
- Track costs
- Prepare cash flow analysis
- Update cost projection
- Report to Owner monthly regarding safety, budget, schedule and progress
- Obtain Certificate of Occupancy
- Prepare as-built drawings and warranties for submission to Owner
- Commissioning
- Promptly address any warranty items
- Move management
- IT/AV & low voltage coordination
- Activation
