O’Neal Construction offers a variety of delivery methods and contract formats to meet Owner needs and requirements. Most Owners prefer the balance of benefits provided by an American Institute of Architects Guaranteed Maximum Price Contract. This contract can also be used with Design/Build.

• The Guaranteed Maximum Price Contract combines pre-construction services and the team approach of Construction Management with the guaranteed cost limit of a Lump Sum contract.
• The Owner benefits from design phase estimating, scheduling, constructability and quality review input.
• The Owner retains the advantages of competitive pricing, potential cost savings and a guaranteed maximum cost during construction.
• The Owner may review all cost information and participate in all financial decisions.
